Your roof is designed to withstand rainfall, but the blistering winter storms that come with Michigan’s climate and the subsequent melting snow can wreak havoc on that system.
The freezing and thawing a roof sustains each winter season wears down roofing materials and can create problem areas that develop into more costly repairs. During the spring melt, roofs go through a lot — one foot of snow on a 1,000-square-foot roof can create up to 2,500 gallons of water.
Here are things to check each spring to make sure your roof is prepared for the summer season:
Flashings fill gaps to keep water from getting into your home. They are found around the chimney and any pipes that jut out of the roof. Inspect these areas to make sure the flashing is secure, as they can become loose after a winter season. Pay attention to these major problem areas:
Missing shingles are pretty easy to spot. You might find that, during the winter, some shingles lose adhesion and become loose. Replacing these shingles now can save a lot of money later.
Clean gutters are especially important in spring when the Midwest has heavy spring rains. Do your best to keep your gutters clear of leaves, twigs, and other debris. If you flush your gutters with water, it will help loosen and push out stubborn debris.
Check the attic during the day because it is easier to see cracks with slivers of light coming through. Taking care of holes in your roof now can save you thousands in future repairs.
